Uskuri Theobald Architects were tasked in designing and delivering a complete replacement dwelling, for a private clients dream forever home.
This replacement dwelling will provide 4,850 sqft of modern living across 3 stories.
The clients had a differing styles as one wanted modern and the other wanted a more traditional home. Part of Uskuri Theobald Architects role was to find a balance between the two styles.
This was achieved by having a traditional fronted house, and a modern rear, to allow this to be a harmonious design the materials used for the front and rear were the same with more contemporary openings and proportions at the rear.
The layout consists of a large entrance hall where all the ground floor rooms are accessed from, at the rear is a large open plan consisting of a kitchen, living and dining area, with access to a pantry/utlity room.
Across the first and second floor of the property is 5 large double bedrooms, with 4 ensuites and one family bathroom. All bedrooms and dressing room will have built-in wardrobes designed by Uskuri Theobald Architects
To allow the home to have flexible spaces that can change use depending on the current needs of the occupier, Uskuri Theobald Architects adopted an approach ensure there were additional rooms of varying sizes to allow them to change from a gym to a games room or main office, or a smaller craft room that can become a study space for teenage children later. This careful understanding of the clients brief will enable them to maximise the use out of all the spaces.



With some new build houses it is worth using the councils’ pre-app service to mitigate any issues they may flag, on this occasion Uskuri Theobald Architects we straight in for full planning permission and with a bit of negotiation with the local council achieved planning first time.
The council initially had issue with the triple gable at the front and rear of the property, Uskuri Theobald Architects was able to demonstrate there was a clear precedent for this in the area citing a few relevant examples.
The construction works for this project is due to start work on site in late 2023.
This project is likely to have a 9-10 month programme with an estimated completion date mid 2024
